REAL ESTATE SALE INFORMATION

All sales are conducted in pursuant to the provisions of the Ohio Revised Code. Real Estate Sales are held on Wednesdays at 1:00 p.m. on the first floor of the Scioto County Court House, 602 6th Street, Portsmouth, Ohio 45662. 

The official listing of upcoming property to be sold can be found in the Portsmouth Daily Times and are advertised each Wednesday for three consecutive weeks prior to the day of the sale. The official listing of upcoming property to be sold as the result of the owner failing to pay property taxes (delinquent land taxes) can be found in the Scioto Voice and are advertised each Thursday for three consecutive weeks prior to the day of the sale. The complete legal description of the parcel may be obtained from the county auditor and/or county recorders office. Please NOTEThe Sheriff’s Office does not have any keys to these properties. The list on this web site is for informational purposes only and may not contain current up to date withdrawls/cancellations. Complete lists of withdrawls/cancellations are read at the beginning of each Sheriff’s Sale. 

Conditions of the Sale:

Normally, all bids begin at 2/3 of the appraised value of the property unless dictated otherwise by the court. Those who purchase property at our Sheriff's sale shall be required by law to place a deposit (cash, cashiers check or personal check) down prior to leaving the sale.  Deposits are determined by the appraisal value of the property being sold.

Value greater than $10,000.00 but less than $200,000.00            
Value greater than $200,000.00                                                          

Those who purchase property at our Sheriff's sale where the property being sold is the result of the owner failing to pay property taxes (delinquent land taxes), shall be required by law to place a deposit down in the amount of 10% of the sale price.

The remaining balance shall be required upon delivery of the deed. All sales stipulate, “buyer beware”, as this Sheriff Sale operates under the Doctrine of Caveat Emptor. The Scioto County Sheriff’s Office makes no guarantee as to status of the deed prior to the sale, and suggest you do a deed search prior to bidding on the property. If you are the successful bidder, a deed will be prepared by the Sheriff’s Office once a copy of the confirmation is received from the Clerk Of Courts, which is normally within thirty to sixty days.
